Commercial Umbrella Insurance for Extra Liability Limits
A commercial umbrella adds limit above the primary general liability, hired/non-owned or owned auto, and — when scheduled — employer's liability. It is the policy that keeps a serious auto accident or a bad premises claim from becoming a balance-sheet event.
Contracts from retailers, public entities, and larger general contractors routinely ask for $2 million to $5 million of total liability. Buying that entirely on the primary form is often more expensive than a $1 million primary plus an umbrella. We run both structures.
Umbrella forms follow the underlying policies, but they are not identical. We check that the umbrella actually sits over every primary line the contract names, that self-insured retentions are understood, and that additional-insured obligations on the primary are not orphaned at the excess layer.
Limit is a function of the account, the carriers who will support it, and the contracts in front of you. Some accounts need $2 million. Some need more. The application and the loss runs decide. We do not publish a maximum capacity number as if it were ours.
Stop-gap employer's liability in Washington and private WC employer's liability in competitive states should be scheduled when the umbrella is meant to drop over employee-injury lawsuits. Leaving that underlying off the schedule is a common silent gap.

Frequently asked questions
Is an umbrella the same as excess liability?
In conversation people use the words interchangeably. Technically an umbrella can be broader than the primary in limited ways; a follow-form excess policy usually is not. We will tell you which chassis you are buying.
How much umbrella do I need?
Start with the largest limit any current contract requires, then look at vehicles, public traffic, and products. A cafe with no autos and a highway contractor are not the same conversation.
Does the umbrella cover professional claims?
Only if a professional liability policy is scheduled underneath and the umbrella form agrees to follow it — which many will not. Assume E&O needs its own tower unless we confirm otherwise.
Can I buy an umbrella without commercial auto?
Yes, if you have no owned autos — but hired/non-owned should still sit underneath if employees drive. An umbrella with no auto underlying leaves the most common catastrophic claim uncovered.
